That worked. But as we analyzed thousands of deals with real investors, we learned what was missing.
Investors did not just want a score. They wanted context. Is this price fair for this market? How does this sponsor compare to others? What would this deal look like under stress?
SkAI 2.0 answers those questions.
What's New
Faster Analysis Engine
We reduced average analysis time from 3-4 minutes to under 90 seconds. The new engine processes multi-document uploads (PPM + business plan + MFQA simultaneously) and extracts data in parallel rather than sequentially.
For complex syndications with 80+ page PPMs, you will notice the biggest improvement.
Market Intelligence Layer
Every deal analysis now includes:
- Real-time comp data — recent transactions in the same submarket, pulled automatically based on the property address in the document
- Rent trend overlay — trailing 12-month rent growth vs. sponsor projections, flagged if projections are more than 2x the market average
- Supply pipeline alert — if a large number of new units are planned in the submarket, we surface it so you know what you're competing against
Capital Improvement ROI
For value-add deals, we now analyze capital improvement budgets line-by-line:
- Is the renovation budget reasonable for the market and vintage?
- What rent premium is the sponsor projecting per unit renovation?
- Does the math work? (Renovation cost / projected rent increase = payback period)
Portfolio-Level Tracking
You can now organize analyzed deals into a portfolio view:
- Track which deals you've passed on vs. invested in
- Compare your portfolio's aggregate IRR and equity multiple projections
- Set alerts when a deal you're tracking reaches a decision deadline
Pricing Update
SkAI 2.0 is available on all existing plans — no price increase. The new market intelligence features are included at the Professional tier and above.
Pay-per-use analysis (for investors who don't want a subscription) is still available at $45 per deal.
